Refund Policy

Booking, Cancellation Policies and Responsibilities (England, Wales, Scotland) ****The following is a brief summary of the standard apartment cancellation terms. For full details, please refer to the apartment's Terms and Conditions of Booking. ***Policies are subject to real-time updates; the apartment contract shall prevail. # Apartment Booking and Cancellation Policy To apply for and book a whole-apartment or single-occupancy room, you must pay a £100 room reservation fee (hereinafter referred to as the "reservation fee"). This fee must be paid via the apartment's online booking system at the time of booking, under the following conditions: - Returning tenants (tenants already residing in the apartment who are renewing their tenancy): £50 - All new applicants: £100 You must sign the tenancy agreement within 3 days after completing your booking. If you cancel your booking within this period, the full reservation fee will be refunded; if you do not cancel within the 3-day window, the apartment will retain the reservation fee. Once the tenancy agreement is signed, the reservation fee will be held by the apartment and automatically applied toward your first due rent payment upon its maturity date. Cancellation requests must be submitted in writing. You must email the designated email address of the booked apartment to notify them of your intention. You may request exemption from your tenancy obligations under the following circumstances: ## I. No Place, No Pay Policy **Eligible Applicants**: Undergraduate or postgraduate Year 1 students only. **Conditions**: 1. You must notify the apartment within 7 days of receiving an official university rejection letter; 2. You must submit a written rejection notice issued by your chosen university/college; 3. The deadline for submitting supporting documentation is 30 August. **Outcome**: If all the above conditions are met, you may cancel your booking and the apartment will refund all rent payments made. ## II. No Visa, No Pay Policy (International Tenants Only) **Eligible Applicants**: International undergraduate or postgraduate Year 1 students coming to study in the UK. **Conditions**: 1. You must notify the apartment within 7 days of receiving official visa refusal notification; 2. You must submit the official visa refusal notice issued by the visa issuing authority; 3. The deadline for submitting supporting documentation is 30 August. **Outcome**: If all the above conditions are met, you may cancel your booking and the apartment will refund all rent payments made. ## III. Cancellation by the Apartment If the apartment must cancel your booking due to exceptional circumstances, they will notify you in writing and offer alternative accommodation. If you consider the alternative accommodation unsuitable, you may choose to cancel your booking, and the apartment will fully refund all rent payments made. ## IV. General Terms 1. All eligible refund requests will be processed within 14 days of the apartment receiving complete supporting documentation; 2. These policies do not affect your statutory rights; 3. If you are unable to enroll or move into the apartment due to exceptional circumstances, you must provide relevant supporting documentation to the apartment. Such cases will be assessed individually by the apartment; please contact your booked apartment for further details and clarification on required documentation types.
