Cancellation Policy ****The following is a brief overview of the apartment's standard cancellation terms. For full details, please refer to the apartment's Terms and Conditions of Booking. ***Policies are subject to real-time changes; the apartment's contract shall prevail. ● Cooling-off Period Once your tenancy agreement has been signed and confirmed by the apartment management and your booking is complete, you will be entitled to a five-day "cooling-off period". Therefore, if circumstances change and you have not yet moved in, you may cancel your booking. Effective from 1 August, the "cooling-off period" will be reduced to two days after signing the tenancy agreement. To cancel your booking during the "cooling-off period", you must notify the apartment management in writing within five/two days of receiving your booking confirmation. If you validly cancel your booking during the "cooling-off period", the apartment management will refund any prepaid rent within 28 days. There is no "cooling-off period" once the apartment's services have commenced or if the booking is made after the accommodation contract's effective date. If you need to cancel your booking after the "cooling-off period", approval may be granted in certain cases—for example, if your UK visa application is refused or if you fail to meet the entry requirements of your chosen university. Please ensure you provide your UCAS (Universities and Colleges Admissions Service) notification or visa refusal documentation to the apartment management within 72 hours of receiving such notice or document. You may also assign your obligations under the tenancy agreement to a suitable replacement tenant. However, the apartment management must conduct eligibility checks on the replacement tenant, and upon confirmation, the replacement tenant will assume the tenancy agreement. ● No Place, No Pay If you are not accepted by your university or fail to obtain the required visa, you may cancel your booking outside the cooling-off period. You must provide written notice and supporting evidence (e.g., UCAS notification) to the apartment management within 72 hours of receiving such notice. Once the apartment management receives sufficient evidence and your cancellation request, they will confirm whether your request can be processed, and your prepaid rent (and any other payments made) will be refunded within 28 days. ● Replacement Tenant The only other circumstance in which you may cancel your booking outside the cooling-off period is if you can find a replacement tenant to take over the remaining term of your contract. This option is unavailable if your rent account is in arrears. The replacement tenant must reside in a Now Student Living property. You remain liable for all rent up to the date the replacement tenant moves in. If you find a suitable replacement tenant and have overpaid rent, you may be eligible for a refund—provided you have no outstanding rent arrears and the replacement tenant has signed the tenancy agreement. *Notes: All cancellation requests must be submitted promptly to the apartment management, accompanied by relevant supporting documents. The apartment management will review each cancellation request on a case-by-case basis and process it as soon as possible upon confirmation that all conditions are met. When assigning tenancy obligations, ensure the replacement tenant meets the apartment's tenancy requirements and eligibility criteria.
