Refund Policy

The property offers three cancellation policies: 1. Long-Term Booking Cancellation Policy (applicable to bookings for check-in in August, September, or October 2026, with a minimum stay of 13 weeks) a) Cancellation due to visa refusal or inability to obtain student status 1. If cancellation is requested more than 4 weeks before the check-in date, only the £250 booking fee will be retained; all other payments will be fully refunded. 2. If cancellation is requested between 0 and 4 weeks before the check-in date, the property will retain the £250 booking fee plus 4 weeks’ rent; all other payments will be refunded. 3. If cancellation is requested after the check-in date but before 2 October 2026 (and before key collection), the property will charge the £250 booking fee, 4 weeks’ rent, and pro-rated rent from the check-in date to the date the cancellation notice is received. 4. For check-ins on or after 2 October 2026, or if keys have already been collected, such cancellations will not be accepted; alternative subletting arrangements may be offered. b) Cancellation for other personal reasons 1. If cancellation is requested on or before 31 May 2026, the property will retain the £250 booking fee plus 10% of the total rent; all other payments will be refunded. 2. After 31 May 2026, cancellations for personal reasons will not be accepted; alternative subletting arrangements may be offered. 2. Flexible Booking Cancellation Policy (applicable to bookings for check-in from November 2026 to July 2027, with a minimum stay of 13 weeks) a) Cancellation due to visa refusal or inability to obtain student status - Cancellation more than 4 weeks before check-in: only the £250 booking fee will be retained; all other payments will be fully refunded. - Cancellation between 0 and 4 weeks before check-in: the property will retain the £250 booking fee plus 4 weeks’ rent; all other payments will be refunded. - Cancellation after the check-in date: such cancellations will not be accepted; alternative subletting arrangements may be offered. b) Cancellation for other personal reasons - Cancellation on or before 31 May 2026: the property will retain the £250 booking fee plus 10% of the total rent; all other payments will be refunded. - Cancellation after 31 May 2026: cancellations for personal reasons will not be accepted; alternative subletting arrangements may be offered. 3. Short-Term Booking Cancellation Policy (applicable to bookings with a stay of 12 weeks or less) a) Cancellation due to visa refusal or inability to obtain student status 1. If cancellation is requested more than 2 weeks before the check-in date, only the £250 booking fee will be retained; all other payments will be fully refunded. 2. If cancellation is requested within 2 weeks of the check-in date, such cancellations will not be accepted. b) Cancellation for other personal reasons Cancellations for personal reasons are not accepted under any circumstances.
