Refund Policy

****Below is a brief overview of the apartment's standard cancellation policy. For full terms and conditions, please refer to the apartment's "Booking Terms and Conditions". ***Policies are subject to real-time changes; please refer to the apartment contract for the latest version. 1. A deposit of £250 (for bookings of 2–24 weeks) or £500 (for bookings of 25–51 weeks) is required to secure your booking. This deposit is non-refundable if you cancel after payment. The deposit serves as a pre-booking intent fee and can be offset against your rent. A service fee of £99 is payable (covers pre-arrival cleaning and one set of bed linens). If the first installment is not paid by the due date, the booking will be cancelled and the deposit will be forfeited. 2. Cancellation more than 6 weeks before the tenancy start date incurs forfeiture of the deposit and the £99 service fee. 3. Cancellation within 6 weeks of the tenancy start date incurs forfeiture of the deposit, the £99 service fee, and 6 weeks’ rent. 4. Once the tenancy has commenced, the contract is non-cancellable and no payments will be refunded. If you wish to assign the tenancy, please contact your sales consultant. Tenancy assignment is not permitted prior to moving in. If you wish to cancel before moving in, please follow the cancellation policy. If you wish to assign the tenancy after moving in, you may apply provided at least 12 weeks remain on the contract. For details, please contact your sales consultant. Special Clause: No Visa No Pay – If your UK visa application is formally refused by the UK Home Office, and you provide official written notification of refusal at least 14 days before the tenancy start date, you may request a full refund of all fees except the deposit, provided the cancellation email is submitted within 3 working days of receiving the refusal decision. This clause does not apply to cancellations made within 2 weeks of the tenancy start date.
