Cancellation Policy ****The following is a brief overview of the standard cancellation terms for apartments. For specific terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; please refer to the apartment's contract for the definitive version. CRM Students Cancellation Policy 2026/2027 (Scotland) I. Holding Deposit 1. Purpose of the Deposit: - Payment of the holding deposit secures your room; it will be converted into a refundable security deposit upon signing the tenancy agreement. - The deposit must be placed in a government-approved tenancy deposit protection scheme (e.g., SDS). 2. Refund Conditions: - At the end of the tenancy, the full deposit will be refunded if there are no outstanding payments or damages to the room or communal areas. 3. Background Check: - By paying the deposit, you agree to CRM Students conducting a sanctions list check against international databases. If you refuse this check, your application will be terminated. II. Cancellation Policy 1. Cancellation Within the Cooling-Off Period (14 Days) - Conditions: - Free cancellation within 14 days of receiving your accommodation offer, with full refund of the holding deposit. - If your booking date falls less than 14 days before your check-in date, cancellation is permitted up to either the tenancy start date or the expiry of the 14-day period—whichever occurs earlier. - Procedure: - Email cancellation request to the official address specified on the website; refunds will be processed within 7 days. 2. Cancellation Prior to Signing the Tenancy Agreement - Non-refundable scenarios: - Failure to complete the tenancy agreement within 14 days (e.g., failure to submit guarantor information or submission of false information). - Inability to sign the tenancy agreement due to restrictions under the Immigration Act 2014. 3. Cancellation After Signing the Tenancy Agreement - Eligible cases: - Undergraduate freshers whose academic results fall short of entry requirements or who receive an unexpectedly higher offer from another university, requiring submission of: - Official university rejection letter (proof and cancellation request must be submitted within 72 hours of results publication). - Copy of the new university's offer letter. - Visa refusal: official proof and cancellation request must be submitted within 72 hours of receiving the refusal notice. - Refund: Full refund of all paid rent. - If none of the above conditions apply, the deposit is non-refundable, and both tenant and guarantor remain bound by the tenancy obligations. - If a qualified replacement tenant is found: - Overpaid rent will be refunded. III. Cancellation After Move-In 1. Early Termination Conditions: - A replacement tenant must be found (aged 16.5 or older, enrolled full-time as a student, and meeting guarantor requirements). - The replacement tenant must sign a new tenancy agreement and pay applicable fees. - Refunds will be processed after the replacement tenant moves in. 2. No Replacement Tenant Found: Rent remains payable until the end of the contractual term.
