Cancellation Policy ****The following is a brief overview of the apartment's standard cancellation terms. For full details, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; please refer to the apartment's contract for the definitive terms. ● Cooling-Off Period Once your tenancy agreement has been signed and confirmed by the apartment provider and your booking is complete, you are entitled to a five-day 'cooling-off period'. Therefore, if circumstances change and you have not yet moved in, you may cancel your booking. Effective from 1 August, the 'cooling-off period' is reduced to two days after signing the tenancy agreement. To cancel during the 'cooling-off period', you must notify the apartment provider in writing within five/two days of receiving confirmation that your booking is complete. If you validly cancel within the 'cooling-off period', the apartment provider will refund any prepaid rent within 28 days. There is no 'cooling-off period' once the apartment provider's services have commenced, or for bookings made after the tenancy agreement's effective date. If you need to cancel after the 'cooling-off period', approval may be granted in certain circumstances—for example, if your UK visa application is refused or if you fail to meet the entry requirements of your chosen university. Please ensure you submit your UCAS (Universities and Colleges Admissions Service) notification or visa refusal documentation to the apartment provider within 72 hours of receipt. You may also assign your obligations under the tenancy agreement to a suitable replacement tenant. However, the apartment provider must conduct eligibility checks on the replacement tenant, and only upon confirmation will the replacement tenant assume the tenancy agreement. ● No Place, No Pay If you are not accepted by your university or fail to obtain the required visa, you may cancel your booking outside the cooling-off period. You must provide written notice and required supporting documents (e.g., UCAS notification) to the apartment provider within 72 hours of receiving official notification. Once the apartment provider receives sufficient evidence and your cancellation request, they will confirm whether your request can be processed, and any prepaid rent (and other payments made) will be refunded within 28 days. ● Replacement Tenant The only other circumstance permitting cancellation outside the cooling-off period is if you can secure a qualified replacement tenant to occupy the property for the remainder of your tenancy term. This option is not available if your rent account is in arrears. The replacement tenant must reside in a Now Student Living property. You remain liable for all rent due up to and including the day the replacement tenant moves in. If you identify a suitable replacement tenant and have overpaid rent, you may be eligible for a refund—provided you have no outstanding rent arrears and the replacement tenant has signed the tenancy agreement. *Important Notes: All cancellation requests must be submitted promptly to the apartment provider, accompanied by relevant supporting documents. The apartment provider will review each cancellation request on a case-by-case basis and process it as soon as eligibility is confirmed. When assigning tenancy obligations, ensure the replacement tenant meets the apartment provider's tenancy requirements and eligibility criteria.
