Refund Policy
****Below is a brief overview of the standard cancellation policy for this apartment. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; the apartment contract shall prevail. I. Cancellation Policy ● Cooling-Off Period 1. Unless you have already collected the keys to your accommodation, you may cancel your booking in writing or by completing the apartment's cancellation form within 7 days of receiving the apartment's email confirming your booking (hereinafter referred to as the "7-day cooling-off period"). If your rented room is located in Wales, please contact the apartment directly, as a different cooling-off period may apply. The apartment will charge you no fees and will refund your deposit or any prepaid rent you have paid. 2. Once the 7-day cooling-off period ends, you remain liable for all amounts due under the tenancy agreement unless a replacement tenant is found for your room under this policy, or you enter into a new tenancy agreement with Unite Students. To qualify as a replacement tenant, the individual must be a student eligible to book a Unite Students room through standard procedures. ● Subletting — Prior to Tenancy Start Date If you request subletting before the tenancy start date, the apartment reserves the right to decide whether to: a. Accept the proposed replacement tenant and enter into a tenancy agreement with them; b. Return the room to general sale; or c. Assign the room to another student on the waiting list for a tenancy agreement. Your tenancy agreement will be terminated seven days after any of the above occurs. ● Subletting — After Tenancy Start Date If a replacement tenant is found for your room after your tenancy start date, your tenancy agreement will terminate from the start date of the replacement tenant’s new tenancy agreement. If you have already moved in, the apartment will charge you £50 to cover costs incurred in preparing the room for the replacement tenant. ● No Place, No Pay — Applicable only to first-year students (first-year undergraduates and postgraduate entrants) If you are an incoming first-year undergraduate and your university/higher education institution withdraws your offer due to your failure to meet the required academic entry criteria, you may be eligible to terminate your tenancy agreement. If you are an incoming first-year undergraduate and choose to attend another university due to unexpectedly higher academic results, you may also be eligible to terminate your tenancy agreement. To apply for termination under the above circumstances, you must provide the apartment with photocopies of the following documents: 1. A written rejection letter from your chosen university/college or UCAS, or a UCAS status screenshot confirming that you did not meet the required grades; OR 2. Photocopy of proof confirming your acceptance at a new university via UCAS Adjustment. All documents must be received by the apartment within 7 calendar days of your results being published. Please bring your documents when completing the apartment's cancellation form. Upon receipt of the required documents, the apartment will verify them; if no objections arise, your tenancy agreement will be cancelled and your deposit or prepaid rent will be fully refunded. If you decide not to accept a university offer, withdraw your application from a university, or decide not to come to the UK: the No Place, No Pay policy does not apply. In these cases, Unite’s standard cancellation policy applies, requiring you to find a replacement tenant. II. International Student Cancellation Terms These additional cancellation terms apply to any individual making a booking from outside the UK. ● Cooling-Off Period — The cooling-off period clause specified in the main cancellation policy applies equally; ● After the Cooling-Off Period — Once the cooling-off period ends, tenants remain responsible for rent for the entire tenancy period unless they wish to cancel under one of the following three conditions: - No Place, No Pay — The No Place, No Pay provision in the main cancellation policy applies, but note that this option expires on 31 August of the year in which the tenancy starts. - No Visa, No Pay — If the student fails to obtain a UK study visa, the visa refusal letter must be sent to the apartment within 7 days of receipt. Upon receiving the required documentation, the apartment will verify it. If verification is successful and the apartment raises no objection, your tenancy agreement will be terminated and your deposit or prepaid rent will be fully refunded. Note that this option (the No Visa, No Pay policy) expires on 31 August of the year in which the tenancy starts. - No ATAS Certificate, No Pay — Some international students studying in highly specific disciplines in the UK are required to obtain an ATAS certificate (Academic Technology Approval Scheme). If the student’s ATAS certificate application is refused, the refusal letter must be sent to the apartment within 7 days of receipt. Upon receiving the required documentation, the apartment will verify it. If verification is successful and the apartment raises no objection, your tenancy agreement will be terminated and your deposit or prepaid rent will be fully refunded. However, note that this option (the No ATAS Certificate, No Pay policy) expires on 31 August of the year in which the tenancy starts. Subletting — Prior to Tenancy Start Date If you request subletting before the tenancy start date, the apartment reserves the right to decide whether to: a. Accept the proposed replacement tenant and enter into a tenancy agreement with them; b. Return the room to general sale; or c. Assign the room to another student on the waiting list for a tenancy agreement. Your tenancy agreement will be terminated seven days after any of the above occurs. Unless a replacement tenant is found, the student remains liable for rent. Students must send cancellation requests and supporting documents from their email address registered with Unite Students to internationalcancellations@unitestudents.com. If an agent is involved, relevant evidence must be sent to the agent, who will then forward it to internationalcancellations@unitestudents.com.
