Cancellation Policy ****The following is a brief summary of the apartment's standard cancellation terms. For full terms and conditions, please refer to the apartment's Booking Terms and Conditions. ***Policies are subject to real-time changes; the apartment contract shall prevail. ● Cooling-off Period You may cancel your booking free of charge within 7 days after booking (48 hours during peak periods). Beyond this period, the apartment may retain your deposit to cover administrative fees. ● Replacement Tenant If you wish to withdraw from your tenancy, you must arrange a replacement tenant yourself. Conditions: - The replacement tenant must be a full-time student enrolled in or planning to enroll at an approved educational institution. - The replacement tenant must sign and provide all required documents. - Refund will be processed after the replacement tenant signs the agreement and moves in. Service Fee: - If you find a replacement tenant yourself, you will receive a £50 reward. - If the apartment finds a replacement tenant, a fee of £250 applies. - A written request for takeover service must be submitted before the apartment begins searching for a replacement tenant. This fee covers management, advertising, and cleaning costs. If no replacement tenant is found, the fee will be refunded. ● No Place No Pay Applies to first-year undergraduate students who do not meet the required academic results: - Results will be notified via the cloud within 5 calendar days. - Provide official rejection letters from UCAS/universities, and (if applicable) offer letters from other universities. - Refund will be processed within 10 working days. ● No Visa No Pay If your visa application is refused, you must contact the apartment within 5 days of refusal and provide official proof of visa refusal to process your cancellation request and refund your deposit.
