Refund Policy

Booking, Cancellation Policy and Responsibilities (England, Wales, Scotland) ****The following is a brief summary of the standard apartment cancellation terms. For full details, please refer to the apartment's "Terms and Conditions of Booking". ***Policies are subject to real-time updates; the apartment contract shall prevail. # Apartment Booking and Cancellation Policy To apply for and book a whole-apartment or single-occupancy bedroom, you must pay a £100 room reservation fee (hereinafter referred to as the "reservation fee"). This fee must be paid via the apartment's online booking system at the time of booking, according to the following standards: - Returning tenants (tenants already residing in this apartment who are renewing their tenancy): £50 - All new applicants: £100 You must sign the tenancy agreement within 3 days after completing your booking. If you cancel your booking within this period, the reservation fee will be fully refunded; if you do not cancel within the 3-day window, the apartment management will retain the reservation fee. After signing the tenancy agreement, the reservation fee will be held by the apartment management and automatically applied toward your first due rent payment upon maturity of the initial rent due date. Cancellation requests must be submitted in writing; you must email the designated email address of the booked apartment to notify the apartment management of your intent. You may apply to be released from your tenancy obligations under the following circumstances: ## I. No Place No Pay Policy **Eligible Applicants**: Undergraduate or postgraduate Year 1 students only. **Conditions**: 1. You must notify the apartment management within 7 days of receiving an official university offer rejection letter; 2. You must submit the official written rejection letter issued by your chosen university/college to the apartment management; 3. The deadline for submitting supporting documentation is 30 August. **Outcome**: If all the above conditions are met, you may cancel your booking and the apartment management will refund all rent payments already made. ## II. No Visa No Pay Policy (for international tenants only) **Eligible Applicants**: International undergraduate or postgraduate Year 1 students studying in the UK. **Conditions**: 1. You must notify the apartment management within 7 days of receiving official visa refusal notification; 2. You must submit the official visa refusal notice issued by the visa authority to the apartment management; 3. The deadline for submitting supporting documentation is 30 August. **Outcome**: If all the above conditions are met, you may cancel your booking and the apartment management will refund all rent payments already made. ## III. Cancellation by Apartment Management If the apartment management must cancel your booking due to exceptional circumstances, they will notify you in writing and provide alternative accommodation options. If you consider the alternative accommodation unsuitable, you may choose to cancel your booking, and the apartment management will issue a full refund of all rent payments already made. ## IV. General Terms 1. All eligible refund requests will be processed within 14 days after the apartment management receives complete supporting documentation; 2. This policy does not affect any statutory rights you may have under applicable law; 3. If you are unable to enrol or move into the apartment due to exceptional circumstances, you must provide relevant supporting documentation to the apartment management. Such cases will be assessed on an individual basis; please contact your booked apartment for further details and clarification regarding required documentation types.
