Cancellation Policy (England) ****The following is a brief summary of the standard cancellation terms for this property. For full terms and conditions, please refer to the property's Terms and Conditions of Booking. ***Policy subject to real-time updates; the tenancy agreement shall prevail. Once you have paid the advance rent and been allocated a room, if you decide to cancel your booking, the lesser of the following two amounts will be non-refundable: (i) the advance rent paid, or (ii) an amount equivalent to one week's licence fee. If you have already paid the advance rent and both parties have accepted the licence agreement, you must comply with the terms of the licence agreement until a replacement tenant is found. For bookings for the 2026/27 academic year, you may apply for cancellation and receive a full refund of all paid advance rent and rental payments if any of the following applies: I. "No Visa No Pay" Policy If your UK student visa application is refused, you must submit the official visa refusal letter to the property within 48 hours of receipt. 1. Policy validity period: Until 1 September 2026. 2. Application method: Send your cancellation request together with the official visa refusal documentation to the designated email address for your property. 3. Late submission consequence: If required documents are not submitted within 48 hours, the property will deduct a cancellation fee equal to the lesser of: (1) the advance rent you have paid; or (2) an amount equivalent to one week's accommodation fee. II. "No Place No Pay" Policy If you do not achieve the required academic results for university admission or fail to secure an offer from your chosen university, you must submit relevant supporting evidence (e.g., official university rejection letter, proof of unmet academic requirements) to the property within 48 hours of receiving the rejection letter or confirming your exam results fall short of university requirements. 1. Policy validity period: Until 1 September 2026. 2. Application method: Send your cancellation request together with official supporting documentation to the designated email address for your property. 3. Late submission consequence: If required documents are not submitted within 48 hours, the property will deduct a cancellation fee equal to the lesser of: (1) the advance rent you have paid; or (2) an amount equivalent to one week's accommodation fee. III. "No Placement No Pay" Policy If you do not secure any internship placement for your placement year, or your internship location differs from the city where you booked accommodation, you must submit relevant supporting evidence (e.g., official internship rejection letter, proof that no placement was secured) to the property within 48 hours of receiving the rejection letter or confirming that the placement arrangement has not been finalised. 1. Policy validity period: Until 1 September 2026. 2. Application method: Send your cancellation request together with official supporting documentation to the designated email address for your property. 3. Late submission consequence: If required documents are not submitted within 48 hours, the property will deduct a cancellation fee equal to the lesser of: (1) the advance rent you have paid; or (2) an amount equivalent to one week's accommodation fee. **Note**: Please ensure all necessary cancellation proofs and documents are submitted promptly to avoid unnecessary cancellation fees.
