Refund Policy

****The following is a brief overview of the standard cancellation policy for this apartment. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time updates; please refer to the apartment's contract for the definitive version. # Cancellation Policy You may request cancellation of your booking within the timeframe specified in your contract. Please note: this period varies by apartment; carefully review your contract terms. If you have paid a booking deposit or any rent and meet the cancellation conditions stipulated in the contract, the apartment will fully refund all amounts you have paid. Your right to cancel the booking terminates upon collection of your room key, regardless of whether such collection occurs within the contractual cancellation period. All cancellation requests must be submitted in writing. You must email the apartment's front desk service team directly; contact details can be found on the apartment's official 'Contact Us' page. The apartment will respond within 14 days of receiving your cancellation request, either requesting supplementary documentation or notifying you of approval/denial. To avoid ambiguity, your tenancy agreement remains fully effective—and you remain liable for all contractual payment obligations—until you receive written confirmation from the apartment that your cancellation request has been approved. # No Place No Pay / No Visa No Pay Policy If you are a first-year university student or a first-time resident of this apartment building, you may withdraw your acceptance of the apartment's accommodation offer and these terms, and receive a full refund of all prepaid accommodation fees and deposits, if either of the following applies: 1. You do not receive an unconditional offer from your target university—you may notify the apartment within 7 days after A-Level results are published, using the method specified in Clause 5.9 of this agreement, and submit supporting documentation acceptable to the apartment within that same 7-day period; 2. You require a visa to study in the UK but your visa application is refused—you may notify the apartment within 7 days after the visa refusal decision is issued, using the method specified in Clause 5.9 of this agreement, and submit supporting documentation acceptable to the apartment within that same 7-day period. # Apartment's Right to Cancel Your Booking The apartment reserves the right to cancel your booking and re-let the room under any of the following circumstances: 1. You fail to collect your room key within 14 calendar days from the contractually stipulated check-in start date; 2. The due date for the first rental payment falls before the booking start date, yet you fail to settle the full amount within 7 days after that due date. In such cases, you remain liable for all payments due under the tenancy agreement until the room is successfully re-let; rental and related costs incurred during the gap between tenancies may be deducted from your deposit. If your booking is already active and you wish to terminate the tenancy agreement, and the apartment—after full discretion—approves a replacement tenant who meets its criteria, your tenancy obligations will cease on the effective date of the replacement tenant’s agreement. You remain responsible for settling all unpaid rent up to that date. After deducting contractually agreed charges—including but not limited to damages, cleaning fees, and unpaid rent—the apartment will refund any remaining deposit balance. If your booking is already active and you wish to terminate the tenancy agreement but cannot secure a replacement tenant approved by the apartment, the apartment may retain your entire deposit. Additionally, you remain liable for all rent and other charges accrued up to the termination date of the tenancy agreement.
