Refund Policy

****The following is a brief overview of the standard cancellation policy for this apartment. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; please refer to the apartment's official website and signed contract for the most up-to-date information. 2026/27 Academic Year Accommodation Cancellation Policy for England, Scotland, and Northern Ireland I. Cooling-off Period Rules *England If a deposit has been paid and the booking agreement has been accepted, a three (3)-day cooling-off period applies from the earlier of either the date the booking agreement was signed or the date the deposit was paid. If you cancel the booking agreement after the three-day cooling-off period, your deposit will be retained. Any deposit you have paid will be deducted from your first rent payment upon signing the tenancy agreement. *Scotland, Northern Ireland, and Wales You may submit a written cancellation request within three (3) days after confirming your tenancy agreement, and the apartment will fully refund all payments made, including your deposit. If you book accommodation on or after 1 August 2026, the cooling-off period will be reduced to twenty-four (24) hours after confirming your tenancy agreement; if you cancel during this period, the apartment will fully refund all payments made, including your deposit. Please note: if you check in and collect your keys during the cooling-off period, the cooling-off period will automatically terminate at the moment you receive your keys. II. Cancellation Rules After the Cooling-off Period If you wish to cancel your tenancy agreement but do not meet any of the cancellation criteria listed below, you remain liable for the full rent for the entire tenancy period, unless the apartment management, at its sole discretion and subject to meeting the relevant conditions outlined below, agrees to waive your liability. If you apply to cancel your tenancy agreement after the tenancy start date and the apartment management agrees to waive your liability, you must continue paying rent for four (4) weeks from the date the apartment issues you with written notice of liability waiver, until you have found and the apartment has approved a suitable replacement tenant (see below). (A) Replacement Tenant Requirements If you wish to cancel your tenancy agreement but do not meet the cancellation criteria, you may find a suitable replacement tenant and apply to the apartment for approval. Please note: the apartment will not waive your tenancy obligations nor approve a replacement tenant unless you have settled all outstanding payments owed to the apartment. 1. Qualifications for a Replacement Tenant A replacement tenant must satisfy all of the following conditions to be considered qualified: - Be a currently enrolled student who meets the accommodation preferences for the room you rented (e.g., female-only apartments); - Have no history of unpaid rent under any previous tenancy agreements with the apartment; - Not be an existing resident of the apartment, nor have booked a room for the 2026/27 academic year with the apartment; - Sign a new tenancy agreement covering the full remaining term of your tenancy and pay the required deposit. 2. Agreements Upon Approval of a Replacement Tenant If you find a qualified replacement tenant and obtain the apartment's approval, your obligations and rent payment responsibilities under the original tenancy agreement will be waived effective from the replacement tenant's tenancy start date — provided the replacement tenant signs the new tenancy agreement and pays the required deposit on or before that date. The apartment will refund your damage deposit (if applicable), less any unpaid rent and cleaning/repair costs incurred upon your departure. A £50 tenancy assignment fee is payable. *Applications for tenancy assignment are only accepted until 31 May 2027; no such applications will be accepted from 1 June 2027 onward. III. Special Cancellation Criteria (Exemptions) You may apply to cancel your tenancy agreement if you meet one or more of the following criteria: 1. Visa Refusal: Your study visa application has been officially rejected (excluding cases where the visa was initially granted but later revoked); 2. Academic Results: You have failed to achieve the required admission results for the 2026/27 academic year, thereby failing to qualify as a student; 3. Exceptional Circumstances: You meet the relevant criteria specified in the tenancy cancellation guidelines (which may include serious medical reasons or bereavement). In all such cases, you must provide sufficient supporting documentation to substantiate your cancellation request. Whether documentation is deemed sufficient is determined reasonably by the apartment, and may include formal written documents issued by UCAS, visa authorities, or embassies to verify your grounds for cancellation. (A) Cancellation Application Submission Process If you meet the cancellation criteria and wish to apply, you must personally submit the application form via the apartment's online cancellation portal, attaching all relevant supporting documents. For joint tenancies, the application must be submitted by the primary tenant named on the tenancy agreement. Failure to provide sufficient supporting documentation may delay the apartment's decision-making process. The apartment will communicate its decision via the following means: - Notification of the final decision; - Requests for additional documentation, if required. If you submit a qualifying cancellation request before your tenancy start date and have not yet checked in, and if you provide sufficient supporting documentation to the apartment within four (4) weeks of submission, your tenancy obligations will be waived effective from the tenancy start date. If you submit a qualifying cancellation request after your tenancy start date, your tenancy obligations will be waived four (4) weeks after the apartment receives sufficient supporting documentation; until then, you remain liable for rent from the tenancy start date. If you have paid a damage deposit, it will be refunded once your tenancy obligations are waived; however, if you have already checked in, the deposit will be reduced by the following amounts: - Unpaid rent accrued from your check-in date through the approved cancellation date; - Cleaning and repair costs associated with your room/apartment upon departure. #Early termination of the academic year or early completion of examinations does not constitute valid grounds for exemption from tenancy obligations; you remain fully responsible for paying rent for the entire tenancy period as stipulated in your tenancy agreement.
