Refund Policy
****The following is a brief summary of the apartment's standard cancellation policy. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; please refer to the apartment's contract for the definitive version. I. Cooling-off Period 1. The tenant may cancel this agreement by providing written notice to the landlord within seven (7) calendar days after accepting this agreement (the "cooling-off period"). 2. Cancellation under Clause 1 is valid only if: • The tenancy start date has not yet arrived; and • The tenant has not yet moved in. 3. If a valid notice is received during the cooling-off period: • All rent and deposit payments will be fully refunded; • The landlord reserves the right, as permitted by applicable law, to retain any allowable booking or administration fees. 4. If the tenancy start date falls within the cooling-off period, the cooling-off period shall end on the earlier of: • The expiry of the seven-day period; or • The tenancy start date. II. Cancellation Prior to Tenancy Start Date (After Cooling-off Period) 1. After the cooling-off period ends, the tenant remains liable for the tenancy unless liability is discharged under these clauses. 2. The tenant may request discharge from this agreement if all of the following conditions are met: • A suitable replacement tenant is found by either the tenant or the landlord; • The replacement tenant signs a new tenancy agreement approved by the landlord; and • The tenant has paid all amounts due under this agreement up to the date of the replacement tenant's agreement. • The landlord retains sole discretion to approve or reject any proposed replacement tenant. 3. Where permitted by law, the landlord may charge reasonable administration or re-letting fees. 4. The tenant's liability terminates effective upon commencement of the replacement tenant's agreement. III. Cancellation After Tenancy Start Date 1. Once the tenancy has commenced, the tenant remains liable for the full contractual rent unless relieved under the provisions of these clauses. 2. The tenant may request early termination of the tenancy under the following circumstances: • A suitable replacement tenant is found and approved by the landlord; • The replacement tenant signs a tenancy agreement; and • The tenant has paid all outstanding rent and any allowable fees. 3. The tenant remains liable for rent and all obligations under this agreement until the earlier of: • The end of the tenancy term; or • The commencement date of the replacement tenant's tenancy. 4. The tenant shall pay the landlord a fee of £50.00 to cover costs associated with preparing the room for the replacement tenant. IV. Termination Due to Student Status 1. The tenant may terminate this agreement by providing written notice if either of the following occurs: • The tenant withdraws from, is expelled from, or is denied admission to their higher education institution; or • The tenant is absent from studies for more than sixty (60) days due to illness and has reached an agreement with their institution to suspend studies. 2. The following conditions must be satisfied: • The tenant must provide written notice at least four (4) weeks in advance; • The notice must specify the intended check-out date; • The tenant must provide reasonable evidence (typically written confirmation from the institution); • The tenant must vacate the premises on or before the specified check-out date. 3. If the landlord identifies any deficiency in the notice or supporting documentation, the landlord shall: • Notify the tenant as soon as reasonably practicable; and • Provide the tenant with a reasonable opportunity to remedy the deficiency. 4. Upon acceptance of the termination, the landlord may re-let the accommodation. 5. The tenant shall pay the landlord a fee of £50.00 to cover costs associated with preparing the room for the new tenant.
