****The following is a brief overview of the standard cancellation policy for this apartment. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time updates; please rely on the apartment's official website and signed contract for the most accurate information. 2026/27 Academic Year Cancellation Policy 1. Cooling-off Period Rules Bookings made on or before 31 July 2026 entitle you to a 5-day cooling-off period. Upon expiry of this period, the tenancy agreement becomes legally binding. Bookings made on or after 1 August 2026 do not include a cooling-off period. If you physically check in to the apartment during the cooling-off period, the tenancy agreement takes effect from the check-in date and the cooling-off period ends immediately. 2. Cancellation During the Cooling-off Period If you submit a written cancellation request to the apartment management within the cooling-off period, the agreement terminates upon their receipt of the notice, and all rent paid will be fully refunded to your original payment account. 3. Cancellation After the Cooling-off Period After the cooling-off period expires, if you still wish to cancel the tenancy agreement, you remain liable for the full rental amount and all contractual obligations for the entire tenancy term—unless you can provide documentary evidence supporting one of the following circumstances: 3.1 If you fail to obtain an offer of admission from your chosen university and city, and notify the apartment management in writing before 22 August 2026, you may apply for cancellation and receive a full refund—except in the following cases: 3.1.1 Rejection due to reasons unrelated to academic requirements (including but not limited to academic or disciplinary misconduct, financial issues, voluntary withdrawal of application, or abandonment of the course); 3.1.2 Failure to complete all required steps of the university application process as stipulated by the university; 3.1.3 Notification to the apartment management after 22 August 2026. Please note: You must submit written proof of the reason for cancellation to the apartment management on or before 22 August 2026; otherwise, cancellation under this clause will not be permitted, and you must find a replacement tenant yourself; 3.1.4 Please note: If you were initially denied admission to your chosen university or cannot progress to the next academic year, and intend to appeal the decision, you must inform the apartment management immediately. They will advise whether this additional policy remains applicable during the appeal process and after the appeal outcome is issued. 3.2 If your UK study visa is refused by UK Visas and Immigration (UKVI), and you notify the apartment management in writing before 22 August 2026, you may apply for cancellation and receive a full refund—except in the following cases: 3.2.1 Failure to complete all required steps of the UKVI visa application process; 3.2.2 Inability of your university to issue the Confirmation of Acceptance for Studies (CAS) number required for your visa application due to your failure to complete all necessary steps of the university application process. 3.3 If you transfer to a university located in another city where this apartment provider does not currently operate student accommodation, and notify the apartment management in writing before 22 August 2026, you may apply for cancellation and receive a full refund. 3.3.1 If student accommodation operated by this provider is already available in the city where your new university is located, the provider will relocate your booking to an alternative apartment of the same type and price. If no matching unit is available, cancellation will be processed. 4. General Requirements for the Above Cancellation Scenarios 4.1 You must submit supporting documentation to the apartment management in writing within 48 hours of becoming aware of the change in your circumstances. The management reserves the right to request further information to verify your cancellation request; 4.2 If you have already moved into the apartment, free cancellation is not available—you must arrange a replacement tenant yourself; 4.3 Please note: Supporting documentation for the reason for cancellation must be submitted to the apartment management on or before 22 August 2026; otherwise, your cancellation request will be rejected. 5. Submission of Cancellation Requests and Refund Rules To request cancellation under the above clauses (Clauses 1, 2, or 3), please email your written application (with supporting documents) to the apartment management. Once your booking is confirmed and the cooling-off period has expired, you are legally bound by the tenancy agreement, obligated to pay the full tenancy rent and comply with all its terms. If you have concerns regarding exam results, visa approval status, or other admissions-related matters, please contact the apartment management via email. Should your cancellation request be approved for any of the reasons listed above, your prepaid rent will be fully refunded to your original payment account. 6. Rules Regarding Finding a Replacement Tenant Prior to Move-in Before moving in, if you identify a replacement tenant who meets all agreement requirements and assumes full responsibility for rent and all contractual terms, the apartment management may, at its discretion, approve your cancellation request. If subletting is approved, you must pay a £250 administration fee and a £100 cleaning fee to the apartment management on the day of subletting. These fees offset operational and marketing costs incurred by the apartment provider. 7. Rules Regarding Subletting Applications After Move-in If you apply to arrange a replacement tenant after moving in, this is considered a formal transfer of tenancy rights and incurs additional fees. Such applications must be submitted in writing to the apartment management’s email address, and approval remains at the management’s discretion. 8. Additional Liability Clarification for Clauses 6 and 7 When applying for cancellation under Clauses 6 or 7, you remain responsible for arranging a replacement tenant who fully assumes your contractual obligations—including all rent payments and lease terms. You remain liable for all rent payments until ALL of the following conditions are met: 8.1 A replacement tenant meeting all agreed standards has been found; 8.2 A new tenancy agreement has been signed with the replacement tenant; 8.3 The cooling-off period for the new agreement has expired; 8.4 The replacement tenant has paid the corresponding rent.
