****Below is a brief overview of the apartment's standard booking cancellation terms. For full terms and conditions, please refer to the apartment's 'Booking Terms and Conditions'. ***Policies are subject to real-time changes; the apartment's contract shall prevail. ● Deposit Payment and Booking Agreement If you pay a deposit upon signing the booking agreement, you will have a three (3)-day cooling-off period (the "cooling-off period") starting from the date the booking agreement is signed. If you decide to cancel the booking agreement during the cooling-off period, you may send an email to the apartment, and your booking deposit will be fully refunded. If you cancel the booking agreement after the cooling-off period, your deposit will be retained. ● Cancellation Policy · Situations Not Qualifying for Cancellation If you wish to cancel the tenancy agreement but do not meet the specified cancellation conditions, you remain liable for the full rent for the entire term of the tenancy agreement unless the apartment operator elects, at its sole discretion, to terminate your tenancy agreement. If you wish to cancel the tenancy agreement after the tenancy term has commenced and we agree to terminate your tenancy agreement, you remain liable to pay four (4) weeks' rent from the date the apartment operator notifies you in writing of the termination, unless you find a suitable replacement tenant approved by the apartment operator (as described below). · Replacement Tenant If you wish to cancel the tenancy agreement but do not meet the cancellation conditions, you may seek a suitable replacement tenant and request approval from the apartment operator (approval is at the apartment operator's sole discretion). To apply for a tenant replacement, please send an email to the apartment operator. *The apartment operator will not agree to terminate your tenancy agreement or accept a new tenant unless you have fully settled all outstanding payments. · Requirements for a Replacement Tenant A suitable replacement tenant must meet the following requirements: - Must be a student and satisfy the accommodation requirements for the room (e.g., female-only accommodation); - Must not be in arrears on any rent under other tenancy agreements with the landlord or its affiliates; - Must not be a current resident, nor have booked a room for 2026/2027 with the landlord or its affiliates; - Must sign a tenancy agreement covering the remaining lease term and pay the required deposit to ensure the validity of the tenancy. If a suitable replacement tenant is found and approved by the apartment operator (approval is at the apartment operator's sole discretion), the apartment operator will terminate your tenancy agreement and your obligation to pay rent effective from the start date of the replacement tenant’s tenancy, provided the replacement tenant has signed the tenancy agreement and paid any required deposit on or before that date. The apartment operator will refund your deposit (if any), less any unpaid rent or charges related to the condition of the room/apartment upon your check-out. Any requests for room changes or tenant replacements received after the tenancy commencement date specified in the tenancy agreement will be considered at the apartment operator’s sole discretion, subject to room availability. Depending on the circumstances, moving to another apartment may require signing a revised or new tenancy agreement, depending on the new room type and rent. Each move incurs a non-refundable administration fee of £50, and you remain responsible for cleaning the room per the terms of the tenancy agreement. *Applications for tenant replacement received after 1 June during the tenancy term will not be accepted. · Cancellation Conditions (Exceptions Permitting Cancellation) You may be eligible to cancel the tenancy agreement if you meet one or more of the following conditions: - Visa refusal — your visa application has been refused (excluding cases where the visa was initially granted but later revoked); - Academic results — you fail to achieve the required academic results for university study at the start of the 2026/2027 academic year, thereby losing your student status; - Exceptional circumstances — you meet the statutory criteria and requirements for terminating a tenancy agreement under the relevant tenancy law (which may include serious medical reasons or bereavement). In all cases, sufficient evidence must be provided to support your request. What constitutes sufficient evidence shall be determined by the apartment operator (within reasonable limits) and may include official written documentation from UCAS, visa authorities, or embassies supporting your stated reason for cancellation. To submit a cancellation request meeting the cancellation criteria, please send an email or letter to the apartment operator, attaching all relevant supporting documents. Failure to provide sufficient evidence may delay the apartment operator’s decision. The apartment operator will respond in one of the following two ways: - Confirm its decision; or - Request additional information if necessary. If you submit a cancellation request meeting the cancellation criteria prior to the tenancy commencement date (and you have not yet moved into the property), your obligations under the tenancy agreement will be discharged effective from the tenancy commencement date, provided you supply sufficient evidence to the apartment operator within four (4) weeks of submitting the cancellation request. If you submit a cancellation request meeting the cancellation criteria after the tenancy commencement date, your tenancy agreement will be terminated four (4) weeks after you provide sufficient evidence to the apartment operator, but you remain liable for rent from the tenancy commencement date up to that date. If you have paid a deposit, it will be refunded upon your check-out. However, if you have already moved in, your deposit will be reduced by the following amounts: - Any unpaid rent accrued during your occupancy prior to the approved cancellation date; and - Any charges arising from the condition of the room/apartment upon check-out. *Early termination of the academic year or any examination period does not constitute valid grounds for terminating the tenancy agreement.
